Most of what goes wrong with a new laundry pair in the first year traces to the installation rather than the machines. The drain height, the vent run and the electrical supply each have published requirements, and each one is cheaper to get right on the first day.

Six boxes, about thirty seconds. You pick when to be called back, and that is when the phone rings.
Or call (813) 722-1409The residential code section covering standpipes, P2706.1.2, requires a standpipe to extend not less than 18 inches and not more than 42 inches above the trap weir. Where a laundry tray waste line ties into the same standpipe, section P2706.1.2.1 requires the standpipe to extend not less than 30 inches above its trap weir and above the flood level rim of the tray, with the tray outlet not more than 30 inches horizontally from the standpipe trap. Those numbers exist because a standpipe that is too short lets a modern high-pressure pump push water back out, and one drained into a trap set below the floor siphons the seal. Getting this right at installation prevents a first-year service call that presents as a leaking washer and is really a drain. The other appliance categories are on the services index.
Whirlpool's electric dryer installation instructions call for a separate 30-amp circuit and a 3 or 4 wire, single phase, 120/240 volt, 60 hertz AC supply, and they instruct owners not to operate the dryer below 45 degrees ambient because automatic cycles may not shut off at lower temperatures. The wiring detail is the one that surprises people: older houses have three-slot dryer receptacles and current machines ship configured for four-wire cords with a separate ground, so the cord and the internal neutral strap have to be matched to what is actually in the wall. A new dryer is not the moment to improvise on that, and a receptacle that is scorched, loose or warm gets corrected by an electrician rather than adapted with a plug.
Where the electrical supply itself is undersized, the appliance is not the fix. The National Electrical Code sets minimum ratings for the service disconnecting means in section 230.79, and for a one-family dwelling that minimum is 100 amperes, three-wire, with 60 amperes the minimum for other installations. Housing in the Hyde Park local historic district, roughly 367 acres and 1,223 buildings with a period of significance from 1886 to 1933, and comparable central-city stock, has been rewired in stages over many decades, so a laundry pair frequently lands on whatever circuit was nearest. The City of Tampa's trade permit limitation list, updated 11/14/2025, puts electrical rewiring and panel, meter can and riser replacement under an electrical trade permit, which is the correct route when the answer is a new circuit rather than a different appliance.
A new dryer inherits the duct that is already in the wall, and that duct is the single biggest determinant of how it will dry. What gets checked at installation: that the transition duct is a listed single length rather than a joined run, that it is not crushed behind the machine, that the rigid duct is smooth-walled metal, that joints are sealed without screws projecting into the airflow, that the exterior hood has a working damper and no screen, and that the run is not so long and turned that the machine cannot exhaust. Airflow measured at the exterior hood on the first heated cycle is what confirms all of it, and it takes a few minutes. If the existing duct is the limiting factor, the correct sequence is dryer vent cleaning or duct correction before the pair is signed off, not after the first complaint.
Supply hoses are the most common source of laundry water damage in any house, and the fix is new hoses with fresh washers on every installation rather than reusing whatever came off the last machine, plus valves that actually close. Leveling is not cosmetic on a front-loader: a machine off level or still carrying its shipping bolts will walk, hammer and damage its own suspension, which in older Tampa houses on wood floors over crawl spaces is a real risk rather than a theoretical one. Clearance behind the machines has to accommodate the hoses and the transition duct without kinking, which frequently means the pair sits an inch further forward than the customer expects.
Expect the old pair disconnected and removed, the standpipe height and trap verified, new supply hoses fitted and the valves tested, the electrical supply and receptacle type confirmed against the machine's requirement, the transition duct replaced and the exterior hood checked, both machines leveled and the shipping hardware removed, a fill and drain cycle run on the washer, a heated cycle run on the dryer with airflow verified at the hood, and any code or supply defect found in the process reported in writing rather than worked around. If the pair is going into a closet as a column, see stackable washer and dryer repair for the access constraints that apply.

Call (813) 722-1409NOAA engineering weather data for Tampa records 5,093 annual hours meeting its humid-area criterion of wet-bulb temperature above 67°F.
Why it matters: Long humid periods make marginal refrigerator door seals, condensation control, and dryer exhaust performance show up quickly during an appliance inspection.

The City of Tampa reported average finished-water hardness of 211 mg/L, or 12.3 grains per gallon, in its 2025 water quality report.
Why it matters: Mineral scale can affect dishwasher spray paths, filters, valve screens, and water-heating components. A technician checks the water side of the appliance before blaming the machine alone.

Tampa’s 2022 housing data counted 77,745 renter-occupied homes, 49.5% of occupied units, and 70,201 apartment units, 40.58% of all units.
Why it matters: Appliance work often requires coordination with a property manager or association and access through compact utility closets, elevators, gates, or building water-shutoff procedures.
